Turn Land into a Productive, Sustainable Agroforestry Asset
TerraForestry™ Landowner Partnership is a collaboration model that enables eligible landowners to contribute land to a professionally managed agroforestry project while TerraForestry™ and its project partners provide plantation development, technical management, operational systems, and value-chain integration.
The objective is to transform underutilized or suitable land into productive, sustainable, and professionally managed plantation assets while creating an appropriate economic participation framework for the landowner.

2. WHAT THE LANDOWNER CONTRIBUTES
Depending on the project structure, the landowner may contribute:
- Suitable agricultural or agroforestry land
- Lawful land-use rights
- Access to the property
- Existing farm infrastructure, where applicable
- Local knowledge and community relationships
- Cooperation with plantation development
- Long-term land stewardship
The land itself does not automatically have to be sold to participate.
A partnership may instead be structured around a lawful lease, usufruct, management arrangement, joint venture, or other permitted land-use structure, depending on the land classification, title/tenure, applicable restrictions, and project objectives.

4. LANDOWNER PARTICIPATION OPTIONS
MODEL A — LAND LEASE
The landowner provides land under an appropriate lease agreement.
Landowner: Land
Project: Capital + Development + Management
The landowner receives the contractual lease consideration.
MODEL B — REVENUE-SHARING PARTNERSHIP
The landowner contributes land while the project contributes capital and management.
Land + Capital + Management → Shared Project
The landowner participates in defined project revenues according to the agreement.
MODEL C — JOINT VENTURE
The landowner and project sponsor establish an appropriate JV structure.
Landowner Contribution + CAPI Contribution

The parties share economic interests according to the negotiated JV agreement.
MODEL D — LAND + EQUITY PARTICIPATION
Where legally and commercially appropriate, the value of the land contribution may be recognized within the project’s capitalization structure.
The landowner may receive an agreed equity interest rather than—or in addition to—fixed land compensation.
MODEL E — CO-MANAGED LANDOWNER FARM
The landowner retains the underlying land interest while TerraForestry™ manages plantation operations under a formal management agreement.
This model can be particularly suitable for landowners who want to retain long-term control of their land while professionalizing farm operations.
5. LANDOWNER VALUE PROPOSITION
Unlock Underutilized Land
Convert suitable land into productive agroforestry assets without requiring the landowner to independently finance and operate the entire plantation.
Professional Management
Access an organized plantation-management system.
Long-Term Partnership
Develop a relationship extending across the plantation lifecycle rather than a one-time land transaction.
Potential Multiple Revenue Streams
Depending on the structure:
- Lease income
- Revenue participation
- JV distributions
- Equity participation
- Agricultural production
- Agroforestry products
- Processing/value-added opportunities
Sustainable Land Use
Promote productive land management while incorporating:
- Soil regeneration
- Biodiversity
- Water stewardship
- Climate considerations
- Community employment
6. LANDOWNER PROTECTION
A professional partnership should clearly define:
Land Rights
Who owns the land and what rights are granted to the project?
Project Term
How long will the partnership operate?
Development Obligations
Who pays for:
- Planting?
- Infrastructure?
- Maintenance?
- Labor?
- Inputs?
- Harvesting?
Revenue Sharing
How are revenues calculated and distributed?
Asset Ownership
Who owns the trees, plantation infrastructure and improvements?
Insurance & Risk
Who bears agricultural and environmental risks?
Termination
What happens if either party exits?
End-of-Term
What happens to:
- Trees
- Infrastructure
- Improvements
- Remaining inventory
- Land
Dispute Resolution
What mechanism applies if disagreements occur?
7. LANDOWNER DUE DILIGENCE
Before accepting land into the TerraForestry™ platform, the project should evaluate:
LAND TITLE / TENURE
↓
LAND CLASSIFICATION
↓
PERMITTED LAND USE
↓
ACCESSIBILITY
↓
SOIL & CLIMATE
↓
WATER AVAILABILITY
↓
TOPOGRAPHY
↓
ENVIRONMENTAL CONSTRAINTS
↓
PLANTATION SUITABILITY
↓
ECONOMIC FEASIBILITY
For Philippine projects, land classification, tenure, forestry/environmental rules and applicable permits should be verified before development begins.
8. DIGITAL LAND & TREE REGISTRY
Each participating property can be incorporated into the TerraForestry™ digital system.
